Use the following formula to calculate a lease payment:

(Cap Cost – Residual Value) / Term = Depreciation
(Cap Cost + Residual Value) X Money Factor = Interest
Depreciation + Interest = Base Monthly Payment

NOTE: These lease programs are provided by dealer partners of LeaseCompare.com and are for reference only. Rates may vary by region. Your dealer has the option of offering you a higher rate. Residual lease values vs depreciation

I have been toying with the idea of buying a new vs used Cayman and have been trying to come up with a reasonable method of valuing a used Cayman. Since not a lot of these are sold used, it seems that kelly blue book and others may not be so reliable here.

Since lease values, rates, and residuals, etc. are well defined, is it possible to use the residual value offered with these various lease deals as an index of how much these cars depreciate over the years?

For example, if a new Cayman cost about $56K in 2006, and the residual for a two year lease with 12K miles/year is 0.6 after two years, can I assume that there has been an equivalent amount of depreciation and the car is worth about $35K?

In general yes. The residuals above are from PFS and are usually inflated compared to the bank lease rates which are usually more realistic. Click on the vehicle model name to see bank lease programs and residual values.

Also, go on ebay to get a good ballpark of what they are going for. It is not 100% accurate, but can also provide a general range of where you can start from.
